1. Parties
These Terms and Conditions (“Agreement”) are entered into between the Property Owner/Manager (“Owner”) and the Guest (“Guest”) for the short-term rental of the property located in San Luis de Sabinillas and Casares, Spain (“Property”).
2. Booking and Payment
2.1 A booking is confirmed once the required deposit or full payment is received.
2.2 The remaining balance must be paid prior to arrival, as specified at the time of booking.
2.3 Accepted payment methods will be communicated by the Owner.
3. Security Deposit
3.1 A refundable security deposit may be required.
3.2 The deposit will be returned within a specified period after check-out, subject to inspection of the Property.
3.3 Deductions may be made for damages, excessive cleaning, or breach of these terms.
4. Check-in and Check-out
4.1 Check-in time: [15:00]
4.2 Check-out time: [11:00]
4.3 Early check-in or late check-out must be agreed in advance. It comes with additional fee.
5. Occupancy
5.1 The number of guests must not exceed the maximum stated in the booking.
5.2 Subletting or transferring the booking is not permitted without prior written consent.
6. Use of Property
6.1 The Property is for residential and holiday use only.
6.2 Parties, events, or gatherings are not allowed unless explicitly approved.
6.3 Guests must respect neighbors and comply with local noise regulations.
7. House Rules
7.1 No smoking inside the Property unless otherwise specified.
7.2 Pets are not allowed.
7.3 Guests must keep the Property clean and in good condition.
8. Damages and Liability
8.1 Guests are responsible for any damage caused during their stay.
8.2 The Owner is not liable for loss, theft, or damage to personal belongings.
8.3 Guests use the Property and its amenities at their own risk.
9. Maintenance and Issues
9.1 Guests must report any issues immediately.
9.2 The Owner will make reasonable efforts to resolve problems promptly but cannot guarantee uninterrupted services (e.g., utilities, internet).
10. Cancellation Policy
10.1 Cancellation terms will be specified at booking.
10.2 Refund eligibility depends on the timing of cancellation.
10.3 No-shows or early departures may not be refunded.
11. Force Majeure
The Owner is not liable for cancellations or interruptions caused by events beyond control (e.g., natural disasters, government restrictions).
12. Compliance with Laws
Guests agree to comply with all applicable Spanish laws and local regulations, including community rules and tourist regulations in Costa del Sol.
13. Governing Law
This Agreement shall be governed by the laws of Spain.
14. Acceptance of Terms
By confirming the booking, the Guest acknowledges and agrees to these Terms and Conditions.
